Staging
Moving can be an emotional experience. Your home is your heart. You have spent years lovingly placing your favorite things around you and arranging everything for the comfort and convenience of your family. However, changes are usually required to effectively display a home for sale, and ideally these adjustments should be made prior to listing to ensure your home stands out from the competition.
All stagers will tell you that how you decorate your home to live is different than how you should decorate to sell. The essence of staging is to arrange furniture and accessories to showcase the features of a house in a way that will appeal to the broadest audience. Adopting the mindset of “this will be someone else's home” can help ease the process of packing away things you love, knowing they will once again appear in your new surroundings. If you tour showhomes you will not find the clutter of everyday life, personal photographs, religious icons, collections or excessive furnishings to distract from the house itself. Everything is put together to draw potential buyers by suggesting a lifestyle that suits the home. The goal of staging is to capture a buyer's emotions and allow them to envision themselves and their own belongings in this place.
If you are prepared to put away your treasures, neutralize colors where necessary, remove or redistribute furniture and basically get a huge jumpstart on packing through the decluttering process, then staging will bring you much closer to your goal of selling and moving on.
What happens during a typical Staging Consultation:
- walkthrough of entire home and exterior to evaluate resources and develop a plan
- some staging can usually be done on the spot to provide inspiration
- examples of how to style various elements (shelving, mantles, where to hang art) can be demonstrated if desired
At the end of the consultation you will receive a complete list of recommendations for each room that may include necessary repairs, what to add or remove, color updates, furniture and accessory rearrangements and a reminder checklist of things to do prior to showings. At this point you decide if you would like to tackle the staging process yourself or have me return to assist. Typically there will be decluttering, packing and cleaning that must take place first regardless of who does the final staging, so this is where to start.
As you consider staging, keep in mind that taking these steps to prepare your home to sell is well worth the investment. Just one after-listing price reduction will literally mean the direct loss of thousands of dollars from your pocket. Staged homes have been proven to sell faster, for more money!
